Q: "What are your Stats?"

Ask how many properties they have sold in the past year or from the start of the current year, as well as how many were buyers & how many were sellers. Knowing the list price to sales price ratio and the average amount of time their listings were on the market is also a good statistic to find out. 

Q. "What is your availability?" 

Houses are moving quickly! Being able to get into that new listing the second it hits the market could be the key to snatching it up before other buyers have a chance to see it.

Q. "How will you communicate & keep in touch with me?"

Think of how frequently you would like to hear from your agent and what method of communication works best for you. Make sure you are comfortable with their strategy and style.

Q. "Will you preview houses for me?" Q. "How do you arrive at the recommended list price?"

Your time is valuable! Once your agent has a good idea what you are searching for they should be reviewing homes for you the second a new listing hits the market, or even before they hit the market, instead of running you around to look at every new house that comes on the market. 

Q. "How do you arrive at the recommended list price?"

Always be cautious of agents who suggest a price higher than what other similar homes are selling for near you. You want to select an agent who is knowledgable of pricing trends in nearby areas and can explain to you how they arrived at their recommended price.

Q. "If you are not available to show me a property do you have an agent/team member that backs you up?"

Top agents are always hard at work and are usually working with multiple clients. If they are already booked and your dream house becomes available they should have someone that backs them up and can get you in right away to see the property. Q. "Do you have a preferred lender that you can recommend?"

Top Realtors have a working relationship with one or several great lenders. A knowledgable lender can be the key to a smooth transaction and can also help you tremendously in being the winning bid in multiple offer situations.
